If you are selling your home during the holiday season, you are actually in a position to sell faster and for more money. Are you surprised? Well here are 3 reasons why you have a unique opportunity to take advantage of the holiday season.

1. Less Competition Have you been considering taking your home off the market for the holiday season? Well you are not alone. Most sellers don't want to hassle during this time of year and decide to wait until the New Year or even springtime. That is GREAT news for you! Reduced inventory means more buyers checking out your home, either online or in person. Keep their attention by making sure your home is priced to sell and that it is in “show” condition at all times.

2. Motivated Buyers If a buyer is willing to take time out of their busy holiday schedule to look for a new home, they are a serious buyer! Maybe they are trying to buy a home for tax reasons, or they could be relocating to start a job by the new year. Perhaps they've been looking for months and finally have the time dig in and get serious. Whatever the reason, make it easy on them by staying flexible with your schedule.

3. Your Home Looks Great A buyers emotions can play a huge role in which home they choose. You can take advantage of that by making your home cozy and cheery during showings. That being said keep in mind you want tasteful decorations, not everyone wants to open the coat closet to find a giant Santa staring back at them... (this is a true story, ask Drew Carey.) Make sure your decorations enhance rather than detract from your home's best features, and remember to remove them as soon as the season is over.
